4-Point
Insurance companies often require homeowner to provide a 4-Point Report in order to receive coverage or renew an existing policy.
This report will cover the home’s Electrical System, Plumbing, Heating/Cooling System (HVAC) and Roof. The inspector must provide the Age, Type and Condition of the Wiring, Heating and Plumbing Systems, and Roof. Any serious Hazards or Deficiencies (such as exposed wiring, active leaks or evidence of leaks) should be repaired before an application for coverage is submitted.
Wind Mitigation
Insurance companies often require homeowner to provide a Wind Mitigation Report in order to receive coverage or renew an existing policy. This Report will document potential discounts to the homeowners insurance policy.
This report will cover the homes wind-damage mitigation features that help protect them from the heavy wind and rain experienced in a hurricane or tropical storm.
Common Wind-Damage Mitigation Features Include:
- Doors and windows (or shutters/panels) designed to withstand wind pressure and projectiles
- Roofing Permit and/or Materials and Coverings that are rated to resist high winds and water intrusion
- Attachments for walls and roofs that are specially designed to prevent the roof from being blown off by severe winds
- Roof and building shapes that are more resistant to high winds
Roof Certification
Insurance companies often require homeowner to provide a Roof Certification in order to receive coverage or renew an existing policy.
This report will cover the homes roof to check for any visible signs of damage or deterioration, ultimately to verify the roof is in satisfactory condition. The report will also provide the estimated age, permit/replacement history, and an estimated expected life.
Wood Destroying Organisms (Termite Inspection)
This report will cover the home for visible and accessible evidence of an infestation or damage by wood destroying organisms. Commonly called Termite Inspection or Clearance Letter, this inspection not only checks for subterranean termites and dry wood termites but will also include wood destroying beetles and wood decaying fungi. Carpenter ants and carpenter bees are NOT reportable as a wood destroying organism on the state WDO form.
HUD Manufactured Home Certification
Mortgage Lenders often require homeowner to provide a Certification attesting compliance with HUD’s (Housing and Urban Development) Permanent Foundations Guide for Manufactured Housing in order to receive eligibility on a home loan.
This report will cover the homes foundation and/or additions made to the home ensuring that the home is on a permanent foundation that meets the guidelines in the Permanent Foundations Guide for Manufactured Housing.
